I don’t know about you but when I first heard about an open house, the first thing that came to mind was those American films with all buyers turning up at the same time with the estate agent having to control all those people walking through your home and thinking how on earth do I do that?

Well, it turns out that I was completely wrong for the UK way of conducting an open house. My first open house wasn’t in a huge luxury home with acres of land around and a swimming pool but a tiny two-bedroom apartment in Margate, Kent. A little less luxurious I am afraid although it did have amazing views of Margate Sea front.

The next thing that made me realise I was wrong was the fact it wasn’t a mini gathering with nibbles and glasses of champagne on entry. Most people had eaten before turning up to this open house and if they hadn’t, they were off to their lunch after the viewing. It also, wasn’t a mass turn and run to the gate at the airport.

What it was, was appointments one after another which was a lot more manageable but also stopping people spending the entire day fantasising about living there when they may not even want the property.

WHY HAVE AN OPEN HOUSE?

An open house can bring you the best price especially in a market we are currently in with the number of homes that are, or lack of on the market, especially in the Ramsgate, Margate, Broadstairs area.

So, when an Estate agent in Thanet says an open house they mean, allotted appointments one after another for a stress free one day of viewings so you don’t have to keep tidying your home every two seconds for viewings and pop out while the estate agent does their thing and takes the stress away for you.

This fear of potentially missing out (FOMO for short), helps us negotiate a premium on your home and get you the best buyer that fits around you.

TOP TIPS:

The smell of fresh bread is always an emotional trigger for people looking for a home. That said, if time or knowledge is against you maybe try a fresh pot of coffee, the worse that’s going to happen is your agent will be happy to drink it to keep them going 😁.
